工业用地使用权抵押价格评估的研究 　　摘要：工业用地使用权抵押在经济生活中具有重要的作用。本文利用基准地价修正系数法和成本逼近法对通辽市某公司工业用地使用权抵押价格进行了估算。结果表明，在土地市场发育较不完善的区域，实际交易案例较少的情况下，选用基准地价系数修正法和成本逼近法进行工业用地使用权价格评估，二者具有较好的互补作用，是目前比较实用的组合评估方法。 　　关键词：抵押贷款；工业用地；土地使用权；通辽市 　　Study on the Evaluation of Mortgage Price of Industrial Land Use Right 　　Daoriao 　　Inner Mongolia Normal University School of Geography，Hohhot City 010022 　　Abstract：The right to use land for industrial land has an important role in economic life.
