台北都會區不同住宅類型價差之研究 * ** *** 李泓見 張金鶚 花敬群 摘要 從過去研究房價的文獻中發現，影響房價主要除了地理空間、面積、樓層 外，住宅類型也是相當關鍵的一項因素，而過去文獻對此因素欠缺深入討論， 因此本文從台北都會區常見住宅類型─透天、套房與電梯大廈的角度出發，探 討住宅類型對於單價的影響，另外從個別住宅類型下探討面積與住宅單價的關 係。 本文在控制各項住宅特徵後，從住宅供需、典型住宅、非線性價格策略的 角度觀察住宅類型影響單價的程度，另一方面，從不同住宅類型下檢測面積與 單價關係為何？藉由台北都會區新推個案資料，實證研究結果發現：(1)在住宅 品質控制下，套房每坪單價高於透天住宅6.76%，更高於電梯大廈 10.72%，而 透天住宅每坪單價高於電梯大廈 3.7%。 (2)在不同住宅類型中，透天與電梯大 廈住宅其面積顯著影響房價，且呈現邊際價格遞增的數量溢價現象。 關鍵詞：住宅類型、典型住宅、面積、單價 * 政治大學地政研究所碩士 e-mail:stte@.tw ** 政治大學地政研究所教授 e-mail:jachang@.tw(聯絡作者) *** 玄奘大學公共事務管理系副教授 e-mail:cchua@ ．2． The Relationship Between Floor Area And Unit Price Across Different Residential Types Hung-Jian Lee and Chin-Oh Chang and Ching-Chun Hua ABSTRACT Past studies reveal the main characteristics which affect residential housing price are location, floor area, and residential type. However, no evidence shows the influence of floor area of different residential types on housing price. Some researches had explored whether, due to economies of scale, typical houses, and nonlinear pricing behavior, there exists a convex or a concave relationship between land lot size and its price. This paper attempts to analyze the relationship between floor area and unit price according to different residential types such as single house, condominium, and studio by using the regression method. Our empirical results show that the unit price of a studio is 10.72% higher than that of a condominium and 6.76% higher than that of a single house. The unit price of a single house is 3.7% higher than that of a condominium. The interpretation of this phenomenon may contribute to economies of scale and
