BIM技术在公共建筑运营维护阶段的应用研究The BIM技术在公共建筑运营维护阶段的应用研究 The Application Research on BIM Technology used i11 the Smges of Operation and Maintenance in the Public Buildings Abstract BIM has gained rapid development in only a few years since birth，it has been wildly recognized by the construction industry and the community．At present，the research and application on BIM technology mainly concentrate on the design stage and construction stage of the project，but little on operation and maintenance stage。Meanwhile，the infb如[1a缸z撕on level in the operation and maintenance stage of the public buildings is relatively low，the utilization ratio of information from the building lifecycle and the efficiency of operation and maintenance management are not high签well．A lot of repetitive work has wasted valuable time，manpower and financial resources．Therefore，the application research on BIM technology used in the operation and maintenance in the public buildings has very important theoretical and practical significance． With a review of BIM in the research and application status at home and abroad，this paper conducted intensive studies on the application of BIM in operation and maintenance management of public buildings，using several research methods，such as literature research method，comparative method and case study method．This paper analyzes the value and advantage of BIM-based operation and maintenance management．And on this basis，the paper researched the specific applications of BIM in the operation and maintenance stage of public buildings，theoretically proving that the application of BIM in the operation and maintenance stage could solve the problems in traditional operation and maintenance management．And it focused on discussing the importance and implementation methods of building’S s缸uctllre safety management which is BIM-based structure durability appraising in the operation and maintenance management in the public buildings．This paper also built the basic framework of the B
