摘要摘要 摘要 摘要 城市本身就是带有商品交换性质的人类生活聚居地，城市居住区对居民生 活上的满足不仅体现在提供舒适的居住空间，还需要诸如基础设施建设、商业 服务设施、道路交通条件、甚至是心理需求等各方面因素相支持。 居住区商业以城市居住区为载体，以满足居民生活要求为目标，具有更强 的属地性特征。既受城市居住区规划布局及建设的制约，又受城市商业网络发 展的影响。 上海的居住区商业伴随着中国的经济发展状况而不断地变化。改革开放后， 在市场经济的新认识下，住宅商品化带动了居住区商业的蓬勃发展。文章选取 了上海的五处具有代表性的居住区：曲阳新村、龙柏新村、大华居住区、联洋 社区、古北新区，以及绿地世纪城、万科假日风景等若干居住小区，对它们的 居住区商业现状进行调查，并对其在使用过程中的道路、业态、布局等各方面 特点进行分析。通过横向和纵向的对比研究，对居住区商业的相应影响因素进 行总结。 关键词：居住区，城市，商业，使用，影响因素 Abs仃actABSTRACT Abs仃act ABSTRACT City i8 the habitat of the civilized living manner,wherc commercial exchanging is fulfilled．Urban residential area dose not only satisfy the need for residence space， commercial facility,water and power lines，transportation services and so on,but also the need for mental ablect． The commercial facility,which is situated in residentiai atea．is distinctly impressed by the environment．In the process of the adaptation to situation，it reveals the local color of the dweller．It is restricted by the condition of the urban development and the urban planning．At the sarne time，the evolvement，which has occurred on the commercial system of the city scale，continually impel it to a reasonable level． In Shanghai．the commercial facility in residential area has changed in the corresponding way with the changing of the Chinese economy．After the 1980s，the development of the dwelling house was gradually considered as a commercial business again．It promotes a blooming period to the growth of the commercial facility in residential． In this article，five commercial facilities in residential are chose from Shanghai for the representative character of each one’s．Each example is provided with some investigati011 and analysis．Some aspects of the commercial facility in residential is involved in the study,that is the actuality,the layout，the types of business，and the environment status of the street．Based Oil the investigation,the factor,which effect the development of the commercial facility in residential，is particularized in the article． Key Words
