黄岛区二手房交易参考价格规律速算研究 山东科技大学学士学位论文 PAGE \* MERGEFORMAT PAGE \* MERGEFORMAT - 32 - PAGE \* MERGEFORMAT PAGE \* MERGEFORMAT - 31 - 摘要 衣食住行是一个人生存所必需的,房子作为安全性和稳定性的代表,在这个相对富足的中国收到了绝大多数人的热捧。由于大多数人还是处于普通消费阶层和住房按揭贷款的出现,房子的需求量不断上涨,房价也因此不断地推高,中低阶层的消费者由于资金有限,无法承受新房的高价,纷纷转向了面积小、带装修的二手房。鱼龙混杂的二手房交易中介不断地涌现,导致很多二手房房主或者买房由于信息有限,信息不对称等原因的限制出现了二手房价格的扭曲,欺诈等现象的出现。面对二手房交易量稳步增加,价格呈现上升趋势,市场交易变得越来越复杂的形式,我们有必要弄清楚二手房市场的作用机制和制定出更加合理的定价方法。我们希望能够通过回归研究经验得出比较主要的几个因素对房价的贡献,以此确定快速估算二手房交易参考价格。 关键词:二手房交易;快速估价;二手房中介 The second-hand house transaction reference price calculation Abstract:Basic necessities of life are necessary for a person to survive, the house as a representative of security and stability, in this relatively affluent China received the vast majority of people repeng. Because most people still in the ordinary consumer groups and the housing mortgage loans, demand of house prices rising, and therefore push high, low-income consumers due to limited funds, can not afford the expensive new houses, have turned to a small area, second-hand housing decoration. Dragons and fishes jumbled together in the second-hand housing intermediary transactions continue to emerge, many owners of second-hand housing or buy a house because of limited access to information, information asymmetry and other reasons the emergence of second-hand housing price distortions, fraud and other phenomena. In the face of the secondary housing transaction volume has steadily increased, prices showed a rising trend, the market transactions become more and more complex forms, it is necessary for us to clarify the mechanism of the secondary housing market and make pricing more reasonable method.
