沈阳市中小型房地产企业资金结构分析
摘 要
资金是企业赖以生存的命脉,房地产业作为典型的资金密集型产业,具有资金需求量大、资金循环周期长、资金回笼速度慢等特点,因此对资金的依赖性更强,对资金的良好运转要求也更高。而房地产对于经济发展具有高度的敏感性和超前性,经济高速增长的过程必然是以房地产的高速发展为前提和主要内容。自1999年以来,中国的房地产行业进入了一个快车道,过度的炒作房地产使我国的房地产出现了一个投资过热、价格上涨过快的局面,现在我国房地产业正逐步市场化。随着房地产调控力度的加大,房地产开发企业的融资环境从紧,企业资金问题面临着严峻的挑战。因此,房地产开发企业资金如何实现良性循环,已经成为企业亟待解决的问题。
本文首先了解近几年我国的房地产调控政策,然后分析沈阳市中小型房地产开发企业现状,并以沈阳宝立房地产开发有限公司这样的本土地产企业为例来说明调控政策对房地产公司资金结构的影响进行分析,通过各项资料对该企业的资金现状、发展潜力以及制约因素等进行剖析,并以期找出优化对策,以反应沈阳市房地产行业整体的发展趋势。

Abstract
