房地产新常态下的融资模式 摘 要 本文首先分析了我国经济发展面临的瓶颈问题和经济新常态的 主要特征，接着对房地产业在经济新常态下的发展方向和特征进行分 析，引出了对银行贷款、股票融资、债券、信托、房地产基金、境外 融资等各种融资模式的介绍，比较各自优缺点。在此基础上，本文重 点研究了房地产项目的生命周期和各阶段对资金需求的独特性，将房 地产项目分为住宅类物业和商业类物业，两种物业类型由于销售模式 的不同，造成在整个项目生命周期中对资金需求的差异性，进而提出 住宅类物业适用股权+贷款的组合融资模式，经营型商业类物业适用 房地产投资信托基金的融资模式。 关键词：新常态，房地产，融资模式 万方数据 THE RESEARCH OF REAL ESTATE FINANCING MODEL UNDER THE NEW ECONOMIC NORMALITY ABSTRACT This paper analyzes the bottleneck problems of economic development in China and the main characteristics of the new economic normality. Then it analyzes the development direction and characteristics of the real estate industry in the new economic situation, introduces the bank loans, stock financing, bonds, trust, real estate funds, offshore financing and other financing models, compares their advantages and disadvantages. On this basis, this paper focuses on the life cycle of real estate projects and the unique nature of the funding requirements; the real estate projects are divided into residential property and commercial property. For different sales model, these two types of property make the difference of the demand for funds in the entire project life cycle. And then put forward that Residential property apply to the combination of equity + loan financing model ,and operating commercial property apply to financing mode of real estate investment trust fund.
