PAGE 内 容 摘 要 房地产业是投资大、风险高、回报显著的行业,是国家重点调控的行业之一。21世纪以来,房地产业已成为国民经济的支柱产业,推动和支持了国民经济持续、健康、快速的发展。但也存在着房地产开发项目不做市场调查,不做可行性研究,盲目上马,结果造成大量房屋闲置和资金积压。本文通过对 *******·*****花园房地产开发项目进行全面深入的市场调查、分析、预测,营销分析、策划,建设条件和方案分析,财务评价,不确定分析,国民经济评价,社会评价,综合评价等,论证了该项目技术、经济、工程、环境的可行性和合理性,从而提出该项目是否值得投资和如何进行建设的可行性意见,为项目决策审定和银行贷款提供全面的依据。 关键词:房地产 项目 可行性 研究 Abstract The real estate industry, which is famous for the great investment, the high degree of risk and the remarkable repayment, is one of national key regulation professions. Since the 21st century, the real estate has already become the national economic pillar industry, impelling and supporting the national economic development continually, healthily and fast. But there also exist some real estate’s development projects which do not make the market investigation and feasibility study, but blindly start, therefore, create the massive houses to leave unused and fund backlog. By making the comprehensive and thorough market investigation, analysis and forecast, carrying on the marketing analysis and plan, the construction’s condition and plan analysis, the financial appraisal, the indefinite analysis, the national economy appraisal, the society appraisal, the synthesis appraisal and so on to *******Project in **** city ,this article has proven the feasibility and rationality of this project in respect of technology, economy, project, and environment, then proposed whether this project is worth investing and how carrying on the feasible opinion of construction, finally provided the comprehensive basis for the project’s decision-making examination and bank loan.
