20XX年青岛房价波动对青岛居民生活影响调查研究 20XX级金融学二班 xx 指导老师 xx 【摘要】多年来房价问题成为一个热点问题，对居民生活产生关键影响，本文以青岛房价波动情况为例，借鉴中国外房价波动研究优异结果，依据政府20XX年在经济和房地产方面政策，经过一系列数据，综合利用文件研究法，数量分析法，经验总结法，个案分析法等研究方法对青岛20XX年房价波动情况，青岛房价波动原因和房价波动对青岛城市居民生活影响进行分析，意在研究房价波动和青岛城市居民生活之间亲密关系，并在此基础上针对房价波动产生不利影响提出抑制青岛房价波动对策和见解。 【关键词】房价；居民；青岛；影响；对策 The 20XX Qingdao housing prices fluctuation on Qingdao residents life research xx 【Abstract】In recent years the price problem has become a hot issue, on the lives of the residents have important implications, this article take the Qingdao house price fluctuation situation as an example, draw lessons from domestic and international price fluctuations on the outstanding achievement in 20XX, according to the government in the economy and real estate policy, through a series of data, using literature research method, the method of quantitative analysis, experience summary method, case analysis and other research methods for the Qingdao 20XXhouse price fluctuations, Qingdao house price fluctuation and price fluctuation of Qingdao city residents on the impact analysis, aims to study the house price fluctuation and the Qingdao city residents living between close relations, and on this basis for fluctuations in the prices of the adverse effects of inhibition of Qingdao house price is proposed fluctuations of the countermeasure and view. 【Key words】House prices； Resident ；Qingdao ；Influence ；Countermeasures 1 引言 1.1 研究目标和意义 1.1.1 研究目标 从20XX年开始以来，物价不停上涨，随之而来房价也不停膨胀。投机、投资、自住性购房三管齐下，在原来就通货膨胀经济形势下，房价扶摇直上，房企销售强劲，但业绩差距继续扩大，超大型房企远远领先。过高房价对居民生活产生了很多有利或不利影响，房价一时间成为热点问题，政府不得不采取宏观政策抑制过快增加房价，和有效控制投机性购房，使房产市场能够健康有序发展。伴随政府一系列政策推出，加之对经济通货膨胀调整，房价逐步回落，房价波动趋于平缓。青岛作为一个经济高速发展现代化城市，它房价波动情况在中国城市中很含有代表性，本文意在经过研究青岛房价波动对于青岛市民影响，剖析房价波动产生原因、影响，针对房价波动问题提出合理提议对策，减轻房价波动对于城市居民不利影响，促进城市房地产行业健康发展。 1.1.2 研究意义 房价问题是近几年来一个热点问题，房价问题关系到居民日常生活，关系到房地产行业兴衰，关系到我们国家经济健康发展，所以研究房价问题含有十分关键意义。 第一，对于个人来说，研究房价波动情况，能够立即了解房地产信息，尤其是对于需要买房人来说，能够选择在适宜时候购置房子，避免因为盲目而损失买房差价，也能够在房价较高时候选择租房，在房价低谷时候选择购入；对于房地产商来说，也能够依据房价波动情况，适时地调整房地产价格
