摘 要
自改革开放以来,城市化不断推进、居民收入上涨、消费需求增加,房地产投资开发和销售持续上升,房地产行业备受人们关注。但在这个快速成长过程中出现并累积一系列的财务风险,财务状况令人担忧,需要注意的是,房地产有着许多的关联企业并影响着它们的发展,面对这样的情况,房地产公司应对自身的财务风险状况有着明确清晰的认识,以去应对挑战。
本文以碧桂园为研究对象,在国内及国外实证研究成果基础之上,结合碧桂园实际情况确定包含碧桂园盈利、偿债、营运、成长、现金流量能力在内的17个财务指标,将64家房地产上市公司2018年的17个财务指标用因子分析法建立财务风险评价模型,与同一行业其他企业进行横向比较并分析其财务风险的影响因子,可明确碧桂园所处的风险水平及影响因子,以构建适合碧桂园财务风险评价体系。随后将前一章的实证研究结果具体化,对碧桂园的财务指标进行具体分析,评价其财务风险。最后根据综合情况,为碧桂园控股有限公司有针对性的提出具有可操作性及可行性的应对及保障措施,希望帮助企业降低财务风险,提高财务风险防控能力。

ABSTRACT
Since the reform and opening up, urbanization has continued to advance, residents incomes have risen, consumer demand has increased, real estate investment development and sales have continued to rise, and the real estate industry has received much attention. However, in this rapid growth process, a series of financial risks have emerged, the financial situation of the resl estate is worrying. It should be noted that real estate has many affiliated companies and affects their development. In this case, real estate companies should have a clear and clear understanding of their financial risk status in order to meet the challenges.
This article takes Country Garden as the research object, based on the domestic and foreign empirical research results, combined with the actual situation of Country Garden to determine 17 financial indicators including Country Garden profit, debt service, operation, growth, cash flow capacity, establishing financial risk assessment model by factor analysis method for 17 financial indicators of 64 real estate listed companies in 2018, and horizontally compare with other companies in the same industry and analyze the impact factors of their financial risks, which can clarify the risk level and impact factors of Country Garden.
