PAGE PAGE 37 产业化模式下住宅成本及效益分析研究 摘 要 我国当前经济和房地产产开发增速下降，节能环保的国策，产业由粗放型向转型的要求，都急需房地产业优化产业结构以解决发展瓶颈问题。改变生产方式是有效途径，但由于成本问题，房地产企业对转型的积极性不高。而就目前研究成果来看，缺乏效益补偿开发成本的分析。 本文结合这一情况，对开发时和住宅使用时的增量成本与增量效益的构成深入分析，同时将效益-成本比值模型应用，对项目的价值进行评价，之后，以具体工程为研究对象，对这一项目是不是可以将住宅产业化模式应用进行判断，看其是不是可以取代传统住宅生产模式。 本文以产业化住宅为依托，深入分析增量成本与增量效益，同时建立效益-成本比值模型，从而将住宅产业化生产模式选择，将简单的判断方法向开发企业进行提供，这对于房地产企业在住宅产业化过程中的参与是有利的，对住宅产业化发展也是有积极作用的。 关键词:住宅产业化，成本，效益，增量。 Abstract Chinas current economic and real estate property development growth rate is declining, the national policy of energy conservation and environmental protection, and the requirement for the industry to shift from extensive to transformation, all urgently need the real estate industry to optimize the industrial structure to solve the development bottleneck. Changing production methods is an effective way, but due to cost issues, real estate companies are not very enthusiastic about transformation. As far as the current research results are concerned, there is no analysis of the benefits to compensate for the development cost. Aiming at this problem, this paper analyzes the composition of incremental cost during development and incremental benefit during residential use, and uses the benefit-cost ratio model to evaluate the value of the project. Finally, the actual project is used as a case to determine whether the project can be used. The production model of residential industrialization replaces the traditional residential production model. This article analyzes the incremental cost and incremental benefit of industrialized housing and the construction of the benefit-cost ratio model provides a simple and direct judgment method for real estate development companies to choose the production mode of residential industrialization, and helps real estate development companies participate in residential The implementation of industrialization is helpful to the development of residential industrialization.
