PAGE PAGE 15 摘 要 房地产金融是国内金融的主要经营业务之一。近些年来，虽然国内外学者对此进行了大量的研究。但是，我国的房地产金融仍不算太成熟，离发达国家仍存在一定差距。它对于快速健康稳定发展我国房地产业有决定性的推动作用，但是仍有不少的金融结构问题，需要继续改善，从而保持金融稳定，推动房地产业的蓬勃的发展。所以，我们仍需从各个角度钻研分析。特别是，从房地产金融发展的角度来看，还有许多问题值得研究与分析。 本文详细阐述了房地产金融的内涵及其相关基本理念，认识了近年来广州发展房地产金融的优劣势，认识了当前广州房地产金融的发展现状和重要性，对影响其发展的问题有了一些个人的建议，并预测了它发展的趋势。主要创新体现在围绕广州发展房地产金融的优劣势做了相应分析，剖析了它发展的现状，讨论了它发展的重要性，对它发展中尚未解决的问题提出了个人的看法。 本文系运用从浅到深的方法进行的专题分析。全文共分4个部分：首先，论述了房地产金融的内涵及其类型与模式。其次，从房地产金融发展角度，对广州房地产金融的现状进行了横向和纵向的比较分析。然后，对广州房地产金融发展提出了一些问题。最后，对广州房地产金融的发展进行展望、分析，并对提出的问题提出建议。 关键词：广州市 房地产金融 金融创新 金融支持 ABSTRACT Real estate financing is one of the main directions of Chinas financial activities. However, we are not developed enough in the field of real estate financing and there are still some gaps in this area. More improvements are necessary to maintain economic stability and progress in the sustained development of the industry.
