PAGE 5 1 . - . 可修编. 商品住宅价格变化的影响因素分析 摘 要：从经济体制改革以来，房价问题一直困扰着老百姓。本文主要是以2000-2021年的数据为根底，对商品住宅价格的变化从供应，需求等方面进展了实证分析。利用协整分析，格兰杰因果检验研究了人均可支配收入，GDP，外汇储藏等因素变量对商品住宅价格的变化，进一步建立了回归模型，拟合这几个因素对房价变化的影响程度，通过误差修正模型，更好的了解商品住宅的变化趋势，以及所涉及的因素对房价变化的影响程度。 关键字：商品住宅价格；需求；供应；协整分析；格兰杰因果检验；误差修正模型 The analysis of factors on Shanghai mercial housing price change Abstract:Since the reform of economic system, the housing price has always been plaguing people.Based on the data from 2000 to 2021，this article gives empirical analysis on the mercial housing price changes from several aspects such as the housing supply,the housing demand. It uses co-integration analysis and Granger causality test to study how the Shanghai disposable ine, GDP, foreign reserves and other factors influence modity housing prices. Then it further establish a regression model, taking the influences of these factors on the changing houseing price into consideration and with the help of error correction model,this article has a better understanding of the trends of mercial housing as well as the incidence of the involved factors that influence the price changes.
