PAGE PAGE I 基于实例的养老地产开发策略研究 PAGE PAGE 1 摘 要 基于我国人口老龄化严重、养老地产供需矛盾的现状，养老地产是融合于适老住宅服务性与商业地产盈利性、社会福利性与商业运营与一体的地产综合型产品。本文以乌镇雅园为例，进行了较深入地分析，研究了当下发展养老地产的优势和劣势。在借鉴了国外养老地产的开发经验后，对于我国目前的养老地产现状进行剖析。指出了我国养老地产现存的一系列问题，提出通过客群划分，明晰职能界限，以服务人群的不同，提出适合各方进入养老地产所采用的开发模式。我国养老地产处于初步发展阶段，也是高速发展阶段，通过开发模式的优化，找到适合国情的发展道路。避免由于定位不准造成的资源浪费。以期达到为我国养老地产发展提供参考的作用。 关键词：养老地产；职能；运营模式 Abstract PAGE PAGE II Abstract Based on the current situation of serious population aging in China and the contradiction between the supply and demand of pension real estate, pension real estate is a comprehensive real estate product that integrates the serviceability of suitable residential housing and the profitability of commercial real estate, social welfare and commercial operation. This article takes Wuzhen Yayuan as an example to carry out a more in-depth analysis and study the advantages and disadvantages of the current development of pension real estate. After drawing on the development experience of senior care real estate abroad, this paper analyzes the current status of senior care real estate in China. It points out a series of problems existing in Chinas pension real estate, proposes to divide the customer group, clarify the functional boundaries to serve the different groups of people, and proposes a development model suitable for all parties to enter the pension real estate. Chinas pension real estate is in a preliminary development stage and a high-speed development stage. Through the optimization of the development model, it finds a development path suitable for the national conditions. Avoid wasting resources due to inaccurate positioning.
