香港房地产的发展问题及解决措施研究 摘要：房价不断上涨，引起人们的广泛关注。伴随香港房地产业迅速的发展，房地产业已构成香港经济的支柱产业之一,并且还带动了金融、建筑、同行业发展、百货业务、酒店及服务业等服务相关行业的发展。房地产业的发展已成为居民、政府、房地产开发商共同关注的问题。房地产业是一个具有综合性和关联性的产业，控制着香港经济的命脉。但是,房地产业在迅速发展的同时,也存在着许多的问题急需解决,因此,对香港房地产市场的现状进行分析是十分必要. 本文通过运用经济学等知识,对香港房地产发展进行了探究。本文主要对香港一手房市场、二手房市场和租赁市场的现状深入探究，本文在分析香港房地产现状的基础上，对香港房地产未来发展趋势做出了预测，针对其存在的问题提出。同时结合前人研究与个别地区房地产发展的一些经验借鉴，然后本文将房地产业的发展措施简单陈述。围绕着公屋租价，供需结构和利润空间和一手房价格对房地产市场的宏观调控趋势提出了自己的观点并提出对策建议。 关键词：香港房地产业；价格；发展趋势；供给结构；利润空间 Research on the development of real estate in Hong Kong and the solutions Abstract: the rising of house price has attracted peoples attention. With the development of economy, the real real estate industry has become one of the pillars of the Hong Kong economy, leading to the development of finance, construction, business, department stores and other services related industries. The development of the real estate industry has attracted all people attention. The real estate industry is a highly integrated related industry, which is decided the HongKongs economy. However, with the rapid development of the real estate industry, there are many problems to be solved. Therefore, we need to explores?the real estate development of Hong Kong through the use of economics and other knowledge.Based on the analysis of the current situation of Hong Kongs real estate, this paper forecasts the future development trend of Hong Kongs real estate and puts forward the existing problems. Combined with the previous research and some experience of real estate development in some regions, and then this paper will simply state the development measures of the real estate industry. Around the rent price of public housing, the structure of supply and demand, the profit space and the price of first-hand housing, this paper is writing its own views and suggestions on the macro-control trend of the real estate market.
