摘 要
近年来房地产市场呈现十分活跃的状态,房地产经济已经成为我国经济的重要支
柱,在我国经济和社会的发展中扮演着重要的角色。在房地产经济体系中,房价也日益
成为大家所关注的焦点,同时房价也是衡量房地产市场是否健康发展的最为重要标准。
本文采用 2009-2018 年的统计数据,选取济南市房地产价格与相关经济指标进行实证分
析,得出结论:济南市生产总值、城镇居民人均可支配收入、房地产开发投资、人口因
素与济南市商品房销售均价呈正相关关系,而商业银行中长期贷款利率与济南市商品房
销售均价呈现出负相关。最后,本文针对济南市房地产市场发展现状就价格方面结合研
究内容提出切实可行的政策建议。

Abstract
In recent years, the real estate market has been very active. The real estate economy has
become an important pillar of our economy, which plays an important role in the development
of our economy and society. In the real estate economic system, house price has become the
focus of attention, and the price of real estate for the healthy development of the real estate
market is the most important standard. Based on the statistical data of 2009-2018, this paper
selects the real estate price and relevant economic indicators of Jinan City, and mainly
through empirical analysis, draws the conclusions: Jinans gdp , per capita disposable income
of urban residents , population factors and the total investment in real estate development are
positively correlated with the average sales price of commercial housing, while medium and
long-term loan interest rate of commercial banks are negatively correlated with the average
sales price of commercial housing in Jinan. Finally, according to the current situation of Jinan
real estate market, this paper puts forward some feasible policy suggestions on the price in
combination with the research content.
