天津市住房价格的影响因素分析 摘要： 住房价格与经济发展及人们的生活密切相关，是受到普遍关注的热点问题。 研究住房价格的影响因素对制定有针对性的住房价格调控政策具有重要意义。本 文主要研究天津市住房价格的影响因素。首先，选取 8 个影响天津市住房价格的 因素，利用因子分析法消除因素间的相关性，获得影响因素的公共因子。接下来， 对公共因子和天津市住房价格进行多元回归分析，得到住房价格影响因素的回归 模型并对其进行检验。采用时间序列分析的方法对 2005-2019 年的住房价格进行 分析、预测，预测结果与实际房价较为吻合。最后，提出控制天津市住房价格的 建议。 关键词： 住房价格 影响因素 因子分析 回归分析 毕业设计 （论 文 ） 外 文 摘 要 Title in Tianjin Abstract Housing price is closely related to economic development and peoples life, which is a hot issue of general concern. It is of great significance to study the influencing factors of housing price for the formulation of targeted housing price control policies. This paper mainly studies the influencing factors of housing price in Tianjin. Firstly, eight factors influencing the housing price in Tianjin are selected to eliminate the correlation between the factors and obtain the public factors. Next, the multiple regression analysis of public factors and Tianjin housing price is carried out, and the regression model of influencing factors of housing price is obtained and tested. This paper uses the method of time series analysis to analyze and forecast the housing price in 2005-2019, and the predicted result is consistent with the actual housing price. Finally, the paper puts forward some suggestions to control the housing price in Tianjin.
