摘要：随着房地产公司持有型商业地产和带自持的综合类地产项目的逐渐增多，房地产公司项目开发运营中关于资产
管理的重要性越发凸显，“投、融、管、退”的全生命周期项目管理也需要更精细化的管理考核指标。尤其是近期房
地产公司试点进行的项目经济责任考核方案中，关于持有资产的估值方法引起大家讨论，因此，结合房产房地产公司
项目特点，专门总结整理了目前房地产行业在投资方面的主流理念和指标概念，以供相关决策时参考。

heldassetshasarouseddiscussion.Therefore,combinedwiththeprojectcharacteristicsofrealestatecompanies,this
papersummarizesandsortsoutthemainstreamideasandindexconceptsinthecurrentrealestateindustryintermsof
investment,soastoprovidereferenceforrelevantdecision-making.
