Agreement:

Thisleaseagreement(the“Agreement”)ismadeonthedatesetoutabove,byandbetweentheLessorandtheLessee,eachofwhomisreferredtointhisAgreementasa“Party”andcollectivelyasthe“Parties”.TheLessoragreestoleasetotheLessee,andtheLesseeagreestorentfromtheLessor,thepropertyknownas[DescriptionofProperty],whichislocatedat[AddressofProperty].ThePartiesherebyagreeasfollows:

1.TermofLease:ThetermofthisLeaseshallbe[NumberofYears]years,commencingonthedatesetoutabove.TheLeaseshallterminateautomaticallyupontheexpirationoftheterm,unlessearlierterminatedinaccordancewiththeprovisionsofthisAgreement.

2.Rent:TheannualrentforthePropertyshallbe[AnnualRent].Therentshallbedueandpayableinadvanceona[PaymentFrequency]basis.TheLesseeshallmakeallpaymentsbycertifiedchequeorbankdraft,payabletotheLessor.AllamountspayablebytheLesseetotheLessorunderthisAgreementshallbeinclusiveofanyapplicabletaxes.

3.SecurityDeposit:TheLesseeshallpaytotheLessorasecuritydeposit(the“Deposit”)intheamountof[DepositAmount].TheDepositshallbeheldbytheLessorassecurityfortheperformancebytheLesseeofitsobligationsunderthisAgreement.TheLessorshallrefundtheDeposittotheLesseeattheendofthetermofthisAgreement,providedthattheLesseehasfullyperformedallofitsobligationsunderthisAgreement.

4.MaintenanceandRepairs:TheLesseeagreestomaintainandrepairthePropertyinagoodstateofrepair,inaccordancewithnormalwearandtear.Allmajorrepairsshallbecarriedoutbyaqualifiedtradesman,andtheLesseeshallprovideevidenceofsuchrepairstotheLessoruponrequest.
