ThisAgreement(theAgreement)ismadeandenteredintoasof[Date],byandbetween[LandlordsNameorCompany],a[LandlordsLegalStatus](Landlord),and[TenantsNameorCompany],a[TenantsLegalStatus](Tenant).

RECITALS

WHEREAS,theLandlordownsandoperatesawarehouselocatedat[WarehouseAddress](theWarehouse),anddesirestoleasetheWarehousetotheTenantforthepurposesofstoringandhandlinggoodsandmaterials;

WHEREAS,theTenantdesirestoleasetheWarehousefromtheLandlordforsuchpurposes;

NOW,THEREFORE,inconsiderationofthemutualcovenantsandpromiseshereincontained,thepartiesheretoagreeasfollows:

1.LeaseTerm

1.1ThetermofthisAgreement(theLeaseTerm)shallcommenceon[StartDate]andshallcontinueforaperiodof[NumberofYears]years,unlessterminatedearlierinaccordancewiththeprovisionsofthisAgreement.

1.2UpontheexpirationoftheinitialLeaseTerm,thisAgreementshallautomaticallyrenewforadditionaltermsof[NumberofYears]years,unlesseitherpartyprovideswrittennoticeofnon-renewalatleast[NumberofDays]dayspriortotheexpirationofthethen-currentLeaseTerm.

2.Rent

2.1TheTenantshallpaytotheLandlordrentintheamountof[RentAmount]permonth,payableinadvanceonthefirstdayofeachmonthduringtheLeaseTerm.

2.2Rentshallbepayableby[PaymentMethod]to[LandlordsAddress].

2.3Ifanyrentpaymentisnotmadeontime,theTenantshallpayalatechargeof[LateChargePercentage]%oftheunpaidrentforeachdaytherentislate.

3.UseoftheWarehouse

3.1TheTenantshallusetheWarehousesolelyforthepurposeofstoringandhandlinggoodsandmaterials,andshallnotusetheWarehouseforanyotherpurposewithoutthepriorwrittenconsentoftheLandlord.

3.2TheTenantshallcomplywithallapplicablelaws,regulations,andcodesrelatedtotheuseandoperationoftheWarehouse.

4.MaintenanceandRepairs

4.1TheTenantshallmaintaintheWa
