Abstract:. In this research, t he three seperated, independent and individual management tools,
development m anagement (DM) , project management (PM) and facility management (FM), are integrated
and unified as a lifecycle m anagement system for the c onstruction project. The definition, task, target,
organization approach and information processing of the new system are discussed. It is also analyzed that
investor, developer, operator and society will have advantage and benefit through the integrated
management system. Integrated management would be a tendency of management reform in next century
both from constructo r side and investor side.
1. BRIEF INTRODUCTION
There is big difference between production organization and life span of construction products
and manufacturing industrial products. The most of buyers of industrial products need not to
involve production process. They buy end -products, like airplane, car or machine, directly from
factories or shops. While, the most of investor/developer of construction project have to be in
charge of or to involve decision process and implementation process (design, purchase and
construction). In a sense they are organizers of their construction projects. But many investors
of construction project have not professional team to develop the concept, to define the project
and to control time, cost and quality in project’s implementation phase. They need development
management and project management consultant to provide services. On the other hand, many
manufacturing factories are in charge
