浅谈如何提高物业服务公司盈利水平
——以郑州新世纪物业服务有限公司为例
摘 要
自20世纪80年代物业进入我国以来,物业行业已走过三十多个年头。如今物业行业迅速发展,物业行业不断壮大,市场化、专业化发展迅速。但我国物业行业也存在较多的问题,最主要的是当前物业服务企业盈利水平盈利水平不高,行业整体微利或在亏损边缘徘徊成我国物业行业企业长期存在的事实。
物业管理宗旨是为广大业主提供高效、高质的物业服务。然而盈利水平不高制约物业服务企业未来发展的瓶颈,影响了物业服务水平,致使物业服务企业与业主之间产生诸多问题,甚至影响到了和谐社会的建设。那么应如何面对并解决这些问题?本文通过研究国内外物业公司的盈利模式,以实际企业为例阐述物业服务企业在探索改变盈利模式过程中的经验和教训,并通过多方位的比较认为物业企业多元化经营战略是改变当前物业行业盈利水平薄弱的有效途径,大力发展物业的多元化经营,可以使物业企业实现盈利,走出物业服务企业长期停滞不前的怪圈。进而摆脱物业服务企业所面临的的困境,使之走上一条健康发展可持续的道路。

DISCUSSION ON HOW TO IMPROVE THE PROFITABILITY OF PROPERTY SERVICE CORPORATION

Since the nineteen eighties property into our country, the property industry has gone through more than 30 years. Now the property industry rapid development, the property industry is constantly growing, market-oriented, professional development. But the property industry in China there are more problems, the most important is the profit level of the realty service enterprise profit level is not high, the industry overall profit or at a loss around the edge into long-standing Chinese property enterprises fact.
Property management objective is to provide efficient, high quality for the majority of the owners of property services. However, the profit level is not high bottleneck for future development of the realty service enterprise, affecting the level of property services, resulting in many problems arise between the realty service enterprise and owners, and even affect the construction of harmonious society. So how to face and solve these problems?
