中国城市保障性住房选址研究 摘要：随着住房市场化进程的高速发展,人们对居住条件和功能的需求也不断提高。然而，近年来房价的持续上升,住房供应的现状使得大批城市低收入人群出现买房无望、住房困难的困扰，低收入人群住房问题成了一个亟待解决的社会问题。 近年来，中国保障性住房政策的实施，在一定程度上减轻了中低收入居民的居住困难。但在保障性住房的建设过程中，出现了选址不当的问题本文以北京、上海等城市实证案例，探讨保障性住房选址中存在的制约因素。从几方面研究了在城市老城区、城市新市区与近郊区保障性住房的选址策略。 关键词: 保障性住房；Abstract: With the process of rapid development of the housing market, peoples living conditions and functionalrequirements are also rising. However, housing prices continues to rise in recent years, the status of the supply ofhousing makes a large number of urban low-income people cant afford to buy a house. The difficulties of low-income people housing has become an urgent social problem. In recent, the implementation of Chinas housing security policy has alleviated the housing difficulty of low-income residents in some content. But in the process of building low-income housing,some are built in outside of the city,and most of them don`t have appropriate facilities.This paper based on Beijing and Shanghai empirical case, it explores the factors that constraints social welfare in site selection of social security housing in china by spatial mismatch theory and the land bid-rent theoryThis paper studies the site selectionstrategies of middle and low income housing in oldcity, new urban area and suburb area from some aspects.
