房地产开发项目成本管理与控制研究 中文摘要：随着中国房地产市场由成长期步入成熟期，地产界的竞争也逐步规范化。面对激烈的行业竞争形势，房地产商要想获得经营利润，除了必须提供适应市场需求的房源外，还应该降低开发成本，严格控制各项费用支出，提高利润率，增强企业抗拒市场风险能力以及提高企业竞争力的目的。虽然我国经济体制改革在不断深化，房地产业也经历了土地制度、投资管理体制等多项改革，但是还普遍存在着重营销策划、轻过程管理的问题。国内房地产市场竞争日趋激烈，房地产开发企业为维持自身的生存与发展，必须努力做好房地产开发项目的成本管理工作和成本控制工作。通过对项目开发的主要阶段中成本管理和成本控制存在的问题进行研究与分析并提出相应的解决对策，来加强企业的竞争力和提高企业的利润率。房地产开发项目的成本管理工作和成本控制工作已然成为房地产企业经营管理工作的重点。 关键词：房地产开发项目 成本管理 成本控制 Abstract: With the transfer of Chinese real estate market from growing stage into maturity，the real estate industrys competitiveness has also been gradually standardized．Considering the fierce competition in the industry，in order to obtain operating profits，businessmen in real estate should not only provide the proper houses to the market，but also reduce the cost of development，improve the percentage of the profits，to lower the real estate development costs and improve project profitability and enhance their ability to resist the market risk. As the reform of the economic system in China are becoming more deeper and deeper, the real estate industry has gone through several phases of reform, i.e. Land system，investment managing system and the promotion of the project management system. With the intense competition of the domestic real estate market，the property enterprises have to make the best effort in cost management of project for its survival and further development．Research and analysis the problem of main stage project cost management and cost control and put forward corresponding solutions .To the real estate enterprise management, the cost of real estate development project management and the cost control work has become a focus of the work. Keywords: real estate development project cost management cost control 前 言 近两年来，在宏观经济看好及人民币升值预期之下，全国的房地产市场步出低谷，进入价升量涨的快速通道。一时间，有关房价的高低不仅成为街头巷尾的热门话题，控制房价升幅过快也成为各级政府的首要目标之一。在市场竞争的环境下，不可能存在某一行业利润长期保持奇高的情况。即使房地产业的整体利润在2005年有显著改观，也应该看到，这可能包涵了对房地产低谷时期经营风险的补偿。但是由于我国房地产市场运作的时问比较短，房地产开发管理体系目前并不是很完善，房地产开发过程研究缺乏有效的管理，其理论操作模式也没有完全成熟，仍
