市场比较法在房地产估价中的运用
摘要：房地产估价作为一种以房地产价格的经济性鉴证为主的行业，主要用来保障房地产交易中的各方权益，在房地产市场中起着“经济警察”的作用。市场比较法是参照估价时点近期类似房地产的实际成交价格来评定待估房地产价格的一种估价方法。相较于其它方法，市场比较法的评估原理简单易懂，且能在评估过程中直接反映房地产的市场状态，这些特点使其在房地产估价方法体系中成为最常用的一种方法，并得到国际评估界的公认。本文介绍了市场比较法的概念、理论依据、估价对象、条件和估价步骤，对应用现状做了深入研究，总结了市场比较法在我国应用过程中存在的部分问题，对市场基本法的未来发展做了展望并提出了对策和建议，使市场比较法在房地产估价中发挥更大的优点,更好的服务于房地产估价业中。

The Application of Market Comparison Approach
Of the Real Estate Appraisal
ABSTRACT : Real estate appraisal as an industry which mainly evaluates the real estate price, protects the rights and interests of all parties about transaction, and plays a role of 揺conomic police攊n the real estate market. The market comparison approach is a means of evaluating the real estate price with r eference to the real transaction price of the similar real estate in the appraisal date. Compared with other approaches, the evaluation principle of the market comparison approach is easily understandable and the most important thing is that it can reflect market condition of the real estate in the process of appraisal, which make it the most common approach in the real estate appraisal approaches and recognized by the international appraisal community.The paper introduces the concept,working principles,appraisal theory procedures and methods of market comparison approach,summarizes the major problems and difficulties arising in using market comparison approach .To solve this problem, the paper attempts to explore the market comparison approach which play a greater advantage and make a better service in the evaluation of the real estate appraisal industry.
