北京市轨道交通外部特性及其盈利模式探讨 Externality and Profit Model of Urban Rail Transit in Beijing 摘 要 轨道交通凭借其多种优势很大程度上解决了北京的交通拥堵问题，但其运营状态目前大抵处于亏损，北京市轨道交通主要依靠政府补贴。研究轨道交通的外部特性有助于城轨的发展及盈利。就轨道交通本身而言，有一定的票款收入，站内可以进行广告招商等，但更大的收益在于能否外部化。香港作为线路盈利的的成功例子，如何开发潜在收益，注重利益返还，值得我们仔细研究。另外，本论文分析了北京市轨道交通的补贴方式、补贴模式，并具体对北京地铁四号线进行了分析。最后将物业发展、与房地产的相互带动、分段计价、融资等因素相结合，探讨出适合北京市轨道交通的盈利模式。关键词：城市轨道交通；盈利模式；政府补贴；物业；收支平衡 Abstract Rail transit with its multiple advantages of largely solves the problem of traffic jam in Beijing, but its operation state is usually at a loss, rail transit of Beijing city externality mainly depend on government subsidies. Study of externality contribute to urban rail transit development and profit. On the city rail transit itself, there are certain fare income, the station can carry advertising investment, but the greater income depends on whether the external. Hongkong as the line profitable success examples, how to develop the potential profit, pay attention to benefit return, is worthy of careful study. In addition, this thesis analyzes Profit Model of Urban Rail Transit , subsidies, and specifically on the Beijing subway line four is analyzed. Finally, property development, and real estate, mutual drive section valuation, financing and other factors combined, to explore suitable for urban rail transit in Beijing profit model.
