Key word:1) Consumption proportion that administrative expenses,2) market economy,3) Buy house consumption proportion 在市场经济还不完善的情况下，物业管理水平还需提高的背景下，对北京市市场经济下的物业管理费用来源的现状，通过数据分析，文字分析，提出一些来改善物业管理的方法举措。 物业管理费用支出是居民住房消费的重要部分 ,所以职工的工资中不仅要包括买房的支出 ,还应包括物业管理的支出在职工的工资中增加物业管理费的补贴 ,是从根本上转变住房分配机制的举措住房是人们生活的基本需求。由于住房的价值量大 ,使用寿命长 ,所以有关住房决策往往是人生最重要的决策。在哪儿居住？住什么样的房子？是人们消费行为的综合体现。 1.购买、租赁住房的支出。这部分消费是人们住房消费的起点，也是人们住房消费的最主要的方式。 2.物业管理方面的支出。在物业的使用过程中，为了保持其使用效应不变，或者为了使其能持续满足不断变化的使用需求，要经常地对其进行维修、养护和管理。从物业投资角度看，这方面的支出是投资人为使其的投资品保值和增值而必须支出的费用。物业管理的支出和过去的房屋管理的费用有相似之处。但是，它比房屋管理的范围更广，包括了环境管理、安全管理和住户的基本服务。
