内蒙古财经学院本科毕业论文 工业类房地产评估问题初探 作 者 　 院 系 专 业 年 级 2006级 学 号 指导教师 导师职称 讲师 　　　　 内 容 提 要 工业房地产评估是指对工业房地产价格的评定和估算。工业房地产价格就是工业房地产价值的表现形式，是指在工业房地产开发、建设、经营过程中，所耗损的全部社会必要劳动形成的价值、价值和土地所有权价格综合的表现形式。由于中国非标准厂房多，厂房造价差别大，没有统一的重置价格标准.工业房地产评估方法一般以成本逼近法为主。在有比较多的市场交易案例的条件下，像标准厂房的评估，也可以采用市场法来进行评估。部分出租的标准厂房也适合采用收益法进行评估。相对不同的情况评估时，有不同的解决办法。因此，本文结合工业房地产的主要评估问题，分析了企业改制、破产清算、抵押贷款以及租赁等评估价值时的对策和建议，以及达到初步了解工业类房地产评估问题的目的。 关键词 工业房地产 评估方法 问题及对策 Abstract The industrial real estate valuation means to assess the price of industrial real estate. The so-called industrial real estate price is the manifestation that the industrial real estate is worth, in the process of the development, construction of the industrial real estate; it is the manifestation of the value of all social necessity labors and landholding power price. Because there are too many not- standard factories, and the price is different to each other, and has not any standard a price system, the normal method of industrial real estates valuation generally is the cost approach. If there are more markets trading such as standard factories assess, we can adopt the market method to carry on valuation. Parts of rent standard factories are also adopted the income method to carry on valuation. There is different method to assess different kinds of factories. There fore, this text combines industrial real estate of main valuation problem, analyzed the problem and keys in different kinds of industrial real estate assess to understand the purpose of the valuation problem of the industrial real estate.
