我国旅游地产发展前景初探 旅游管理专业学生 吕广琴 指导教师 王建喜 摘要：从全球来看，旅游地产是一个充满生机和活力的产业，它是旅游业与房地产业相结合的产物。我国从20世纪90年代末期引入旅游地产，目前已出现了一批从事旅游地产开发、经营及管理的企业。但是旅游地产在我国尚处于起步阶段，旅游地产在我国的发展现状如何，前景又是怎样？这是旅游业和地产业都比较关注的问题。本文首先对旅游地产的概念及发展概况进行阐述，然后介绍了旅游地产在我国现阶段发展的状况，最后在对我国发展旅游地产进行SWOT分析的基础之上，对我国发展旅游地产的前景进行了预测，并指出今后旅游地产在我国的发展趋势与特征。 关键词：旅游地产；分时度假；前景 The prospect of Tourist real estate industry in China Student majoring in Tourism Lv Guangqin Tutor Wang Jianxi Abstract： From the whole globe, tourist real estate industry --the segment among the united state of hospitality and resort industry, has been full of vitality. The industry was adopted in china in the end of 20 century, and there are some enterprises, which operate the tourist real estate product. But the tourist real estate in our country is still at the starting stage, how is the present development situation of tourist real estate in our country, what is the prospect? This is the question that the tourism and the real estate industry concerns very much. In the first part of this text, the author took a general introduction of tourist real estate industry, and then in the second part, has a description of the development situation during these years in china. At last, after taking some analyses with the SWOT system of the tourist real estate industry, the author forecast the prospect of the Chinese tourist real estate industry, and point out the development tendency and the characteristic of t the Chinese tourist real estate industry in the future. Keywords: tourist real estate ；timesharing；prospect 知识经济时代，旅游市场竞争日趋激烈，竞争的焦点从单纯的价格战转移到了以创新经营为核心的经营能力上来。不断提高经营管理水平，开发新市场和新业务是未来旅游业增强核心竞争力的选择方向。当前我国旅游业尚处于发展阶段，借鉴旅游发达国家成功的经验，引进其先进的经营模式不失为一条拓展新业务的捷径。而另一方面，随着住宅开发竞争加剧，利润减薄，风险加大，更多的房地产开发商转移投资旅游房地产。旅游作为不良项目的救命稻草，已成为房地产业投资开发的一个重要领域。旅游房地产作为旅游业与房地产业结合的产物其价值正日益凸显。 一、旅游地产概况介绍 旅游地产在我国还是一个比较新鲜的概念，国内鲜有学者对旅游地产的概念加以明确阐释。在此，将从广义和狭义两个角度对旅游地产的定义加以界定，并介绍旅游地产的主要产品表现形式。 （一）旅游地产的定义及其产品表现形式 1．旅游地产的定义 广义的旅游地产包括旅游资源及其覆盖的土地，又包括旅游设施及建筑物（如旅游宾馆、酒店、旅游度假村等），实际上是旅游业与
