团结南路地块项目可行性研究的方案.doc

摘 要 本次可行性研究报告是对团结南路一真实项目所做的。首先，根据项目开发商对项目开发建设的设想以及项目的基本情况，在实施全面的市场调查的基础上，对项目进行初步定位；其次，根据前阶段的研究成果，及项目用地状况、开发商的设想和有关城市规划的要求等，提出项目规划设计的指导思想、原则和方案；然后，对拟开发项目实施进度进行安排，拟定营销方案；最后，在完成以上阶段的基础上，对项目进行投资估算，财务评价和不确定性分析，同时对开发商提出相关意见和建议，最终确定本项目是可行的。 关键字：房地产，项目，可行性研究，市场  The 6th Feasibility Study of a Project in Tuan Jie Nan Lu Abstract This paper is composed for the project in Tai Bai Nan Lu. Firstly, according to the conceive of the developer to the project and the project’s basic complexion, on the bases of complete market research, make the primary positioning for the project; secondly, according to the disquisition fruit of former phases, the situation of the terra using for the project, conceive of the developer, requirements about city programming, and so on, bring forward the lodestar, principles and blue print for programming design of the project; thirdly, arrange the actualizing schedule for the project to be developed, study out marketing scheme; finally, on the bases of upwards phases, estimate the investment of the project, evaluate the project in finance and analyze the uncertainty, moreover, make some opinions and suggestions to the developer，finally make sure that this project is feasible.
