摘 要 二十一世纪，房地产业以突飞猛进的速度不断发展壮大，触角已伸向各中小型城市，甚至发达的县乡，随着国家宏观调控政策的不断深入，市场竞争益发激烈化，地产行业的利润空间日渐缩小，房地产开发企业的盈利能力已呈下降趋势。如何控制成本、树立品牌、实现利润最大化，成为了房地产企业生存与发展的核心问题。 一般来说，房价成本包括建筑成本、房企管理成本、土地成本、各类税费和企业利润等，其中建筑成本约占总成本的35%50%，而材料费用约占建筑成本的70%左右。这就决定了降低采购成本必然成为提高企业利润的有效手段，同时，采购供应管理的有效性对于建筑物是否能如期完工及拥有优秀品质起到了关键作用。恒大地产集团有限公司作为一家全国性大型房地产综合企业，其发展历程代表了目前国内最强大的民营企业的创业史，其材料采供模式代表了目前国内最先进的房地产企业的供应链管理方法。恒大集团的采购供应模式是材料全国性甲供的一个成功案例，在成本控制及品牌强化方面，为恒大集团的高速发展作出了卓越贡献，这对于未来其他房地产企业的采供供应管理亦具有借鉴性与参考性。 论文首先阐述了选题的背景与研究意义，综述了目前国内外学者对房地产采购供应管理的研究和应用状况；接着概述然后了恒大材料采购供应管理；最后通过对恒大集团现有甲供模式的实践应用进行分析，，通过一系列管控措施，达到自如控制材料供应、降低开发成本、树立企业品牌的目的。 关键词：采购供应管理 Abstract In the 21st century, the real estate industry grows stronger and stronger with the fast speed.
