万科企业股份有限公司盈利能力分析 学生：周轶 指导教师：王静 内容摘要：如今我国的经济正迅猛发展着，优胜劣汰的经济规则使企业与企业之间的竞争越来越激烈。衡量企业竞争力的一个重大指标就是利润的高低，所以创造不出利润的企业不可能在如此的经济环境下生存下来。所谓的盈利能力分析是指企业利用各种经济资源来赚取利润的能力，同时也是经营者的营业绩和管理效能的体现，通常企业的经营状况是通过盈利能力表现出来的。如何合理地分析自己企业的盈利能力，使企业创造更多的利润从而提高自己的盈利能力是商界现如今的一大焦点。所以本文聚焦我国国民经济的重要产业之一——房地产行业，选取了房地产企业的佼佼者万科企业股份有限公司，运用了杜邦分析法对万科公司的盈利能力做简单的分析，同时衡量万科最近几年的经营业绩水平，提出其在经营管理中存在的问题。同时，提出相关对策，使万科企业在未来有更好的发展。 关键词：盈利能力 万科 杜邦分析 措施建议 Vanke profit ability analysis of Limited by Share Ltd Abstract：With the rapid development of Chinas economy, under the economic rules of survival of the fittest , the competition between enterprises become more intensified. But the level of profit is an important indicator to measure the competitiveness of enterprises, so any companies which can not create profitable will can not survive in the economic environment. Profitability is the ability about making full use of economic resources to make a profit, and it is a concentrated expression of the operators from results of operations and management efficiency , usually, the operating conditions of a company is shown by the profitability. In today’s business community, there have a major focus that how reasonable to analyze their profitability and create more profits to improve their profitability. So, this paper selects the leader of the real estate enterprises Vanke Company Limited, combined with the financial analysis tools DuPont analysis to make a simple analysis about the companys profitability, through the analysis to measure the level of operating results of the company in recent years, and find the existence problem in the management . At the same time, I will come up with useful measures to make it have a better development in the future.
