优秀毕业论文 II II 精品参考文献资料 城市公共租赁住房租金研究 摘要 公共租赁住房保障制度是我国住房保障制度的重要组成部分，对 于完善现有社会保障体系，解决城市居民住房问题，实现社会经济稳 定健康发展都有着巨大的意义。目前，我国公共租赁住房建设正处于 快速大规模发展阶段，部分公共租赁住房项目已经面向保障对象分配 入住。但是，在此过程中存在很多资源浪费的情况，需要在理论上和 实践中优化公共租赁住房的建设和分配机制，而最重要的问题之一就 是公共租赁住房的租金管理机制问题。 公共租赁住房的租金管理包括租金的定价和租金的评价两个环 节，目前我国对租金的定价环节研究较多，而对租金的评价环节研究 基本没有。在租金定价方面，论文总结了国内各城市公共租赁住房租 金的定价模式和定价方法，分析了它们各自的优劣势。在租金评价方 面，论文分析了公共租赁住房租金的影响因素，提出了租金评价的原 则和定量指标体系，然后运用模糊层次分析法（FAHP）对重庆和上海 两城市做了实证研究。 最后，论文针对公共租赁住房租金管理问题提出了相关建议，并 对相关问题作了深入的讨论。 关键词：公共租赁住房；租金定价；租金评价；评价指标体系；模糊 层次分析法 THE RESEARCH ON RENT OF URBAN PUBLIC RENTAL HOUSING ABSTRACT Public rental housing is an important part of Chinas housing security system. It has great significance for improving the existing social security system, solving the housing problems of the urban residents, and for achieving stable and healthy development of society and economy. At present, the construction of public rental housing is in rapid and large-scale development stage, some public rental housing projects have already been allocated for security objects. However, there is a lot of wastage of resources in this process, public rental housing construction and allocation mechanism needs to be optimized in theory and practice, in which rent management is one of the most important issues. The management of public rental housing’s rent has two aspects, including rent pricing and rent evaluation. At present, more research has been studied on rent pricing in our country, while less research has been studied on rent evaluation. In the aspect of rent pricing, the paper has summarized pricing models methods on rent in China, and has analyzed their respective strengths and weaknesses. In the aspect of rent evaluation, the paper has analyzed the influencing factors of public rental housing rent, and has provided the rent evaluation principles and quantitative evaluation index system.
