毕业设计论文 集散加工基地投资决策分析 作 者： 专 业：房地产经营管理 学 号： 指导老师： 重庆建筑大学 重庆建筑大学 摘要：改革开放后，我国房地产业得到了前所未有的发展。在房地产业市场竞争日趋激烈的今天，为帮助开发商投资决策的思维理智化、方法科学化、行为规范化，避免盲目投资而导致的失败，取得预期的投资效果，我们可以运用技术经济学理论，对不同方案进行比较，选出最有效利用现有资源的技术方案，完成项目动工前的前期工作。通过对项目的市场前景分析，项目主要经济指标计算、经济效益与社会效益评价等一系列工作，作出最优方案评定，从而使开发商能在已知的风险与利润比较下投资，取得预期利润。展望未来，技术经济学原理的的发挥窨势必更大，为投资决策必将提供科学、准确、可行的依据与保证。 关键词：项目、可行性、内部效益率、净现金流量、财务净现值 重庆建筑大学 Technical Economy Demonstration Analysis Abstract：After innovation and openning,the real estate of China is giren the dominantest developping.Today there is broken match in the real estate market.For helping the developer capital cost thinking theorize,device sciencing,behavior normlization,preventing the blind capital cost and the later failure,and acquissing the pro forma capital cost effect,we can use the technical economy theory,confer much layout,and select the layout of the most effectiveness using source.Helping the developer doing the previous period work of keel laid.After analysising the market previous period of the entry,accounting the technical economic index and assessing the economic benefit or society benefit,we can decide the best layout.So thedeveloper can use capital cost after thinking the known risk and profit,and have the expectancy profit.Let’s thinking tomorrow there is the most develop air space in technical economy theory.And there is the sciencing correct and feasible reference or assurance for the capital cost decision.
