别墅开发项目施工造价管理研究——以滨江西溪明珠项目为例 摘要随着我国建筑行业的蓬勃发展,越来越多建设项目形式涌现出来,别墅项 目作为其中的一种形式现在越来越常见。国内现在建筑行业中,造价控制越来 越受到重视,而别墅项目由于其出现时间不长,在对其的造价控制上还不是非 常成熟,承包单位容易因为不了解而吃亏。本文主要是站在施工总承包方的角度,在工程量清单计价模式下,从以下 三阶段并通过理论与案例分析相结合方法来探讨工程造价管理与控制问题,以 及相关问题的解决途径:第一招投标阶段,工程造价管理的主要内容包括承包 合同、投标报价,项目采购,分包工程范围等。第二施工阶段则主要集中在工 程造价有效控制主要内容包括合同管理与造价控制,施工预算与造价控制,进 度管理与造价控制,变更、签证、洽商与索赔管理等关键环节。第三工程竣工 结算阶段,则主要聚焦于竣工结算的编制,竣工结算的审查等主要环节。通过对别墅项目工程造价管理的基本理论和文献分析,站在施工总承包方 的角度,结合西溪明珠项目实例,分别利用项目实施各个阶段出现的问题分析、 研究,提出了类似别墅项目工程造价管理中容易出现几类典型问题的解决方案 与途径,以期为今后从事相关项目造价控制与管理提供经验和对策帮助。关键词:项目管理、工程造价、房地产、别墅项目IManagement of the construction cost of villa project——for example in BinJiang Xixi Pearl ABSTRACTWith the rapid development of Chinas construction industry, more and more construction projects are emerging, villa which is becoming increasingly common. Now as the construction industrys cost control are more important , and villa project because of its appearance is not long on its cost control is not very mature, contractors easily suffer because a variety of reasons. This article is the project managers point of view standing in the bill of quantities mode from the following three aspects to discuss the project cost management issues: First, the main contents of the bidding phase of the project cost management, including contracts, bidding, procurement, subcontracting projects range. Solve the major problems by case analyzing. Second, effective control of the project cost is a major issue in the construction phase , the main content of the construction phase of the project cost : contract management and cost control, construction budget and cost control , schedule management and cost control , change, visa , negotiation and claims management.
