摘要建国之初，国家为了实现工业现代化，曾举全国之力培育工业基地。为了服务工业生产，工业区内配套建设了一批又一批职工住宅区，成为城市一道独特的风景。随着市场经济体制改革的不断深入，诞生于计划经济时代下的职工住宅区经历了产权更替、社区社会化等多方变革，加上居住环境现状存在的种种问题，如住宅整体性陈旧、设备设施落后等，对城市经济、社会生活产生极大的影响。论文从武汉市老工业区职工住宅区的发展和现状出发，通过列举青山老工业区中三个代表时期职工住宅区实例的现状特点，初步了解各时期职工住宅区居住环境的现存问题。接着结合查阅和研究国内外相关理论和实践方法，结合其现状问题和运作特点，积极探索适合职工住宅区改造的原则、模式和方法，以期为武汉地区老工业区职工住宅区的改造提供助益。全文共分为五个部分。第一部分为绪论，主要研究该课题的研究背景、意义、目的、范围和方法，确定全文的框架，以及对国内外理论和实践的综述研究，是课题的理论和实践基础。第二部分对武汉市职工住宅区的历史演变、居住环境现状以及初步更新成果进行总结陈述，在基础资料的呈现过程中发现问题、提出问题。第三部分首先从政策的高度阐述了职工住宅区改造的外在动力；立足于此，对职工住宅区改造提出适合老工业区职工住宅区改造的原则和模式，并初步拟定一套改造流程。第四部分针对职工住宅区存在的居住环境现状问题，结合上文提出的原则、模式和流程进行前期调研、改造前评估和应对策略的思考。并对三个职工住宅区实例进行具体的应用。最后部分以钢花新村为例，从住宅单体、交通系统、绿化景观、公共配套设施几个方面进行全面具体的改造设计。关键词：武汉老工业区，职工住宅区，居住环境评估，改造模式，改造方法AbstractTheearlydays,thestateinordertoachieveindustrialmodernization,heldthepowerofthecountrytocultivateindustrialbase.Inordertoserveindustrialproduction,industrialareassupportingthebuildingofaresidentialgroupaftergroupofworkershasbecomeauniqueurbanscenery.Withthecontinuousdeepeningofthemarketeconomicreform,wasbornintheeraofplannedeconomy,workersinresidentialpropertyhasexperiencedturnoverandsomulti-communitysocialchange,coupledwithhousingproblemsinthestateoftheenvironment,suchastheresidentialintegrityofobsoleteequipmentandfacilitiesbackwardontheurbaneconomyandsociallife,atremendousimpact.Inthispaper,theoldindustrialdistrictofWuhanresidentialdevelopmentandstatusofworkers,throughanoldindustrialareaofCastlePeakliststhreerepresentsworkersduringtheresidentialstatusofaninstanceofthecharacteristicsofapreliminaryunderstandingoftheresidentiallivingenvironmentofworkersduringtheexistingproblems.Thencombinationofinspectionandstudyofrelatedtheoriesandpracticesathomeandabroad,combinedwithitsproblemsandtheoperationalcharacteristicsofthestatusquo,andactivelyexploretheprinciplesoftransformationofresidentialareasforemployees,modelsandmethods,withaviewtotheoldindustrialzoneinWuhantransformationofresidentialareastoprovidehelptoworkers.Full-textisdividedintosixparts.Thefirstpartisintroducti
