华 中 科 技 大 学 硕 士 学 位 论 文 摘  要 改革开放以来，外商直接投资（FDI）不断涌入我国，对促进我国经济增长和产 业结构升级优化发挥了重要作用。房地产业和城乡居民生活息息相关，具有较强的 产业关联度，已经成为拉动我国经济增长的支柱产业之一。自 1998 年住房货币化改 革以来，我国房地产市场得到极大繁荣，投资增长迅猛，但也伴随着各种各样的问 题，尤其是房价不断攀升的问题。外商直接投资（FDI）对我国房地产市场的影响， 也日益成为学术界研究的热点问题。因此，定性和定量地研究外商直接投资（FDI） 对我国房地产市场的影响具有较为重要的理论意义和实践意义。 本文关于外商直接投资（FDI）对我国房地产市场影响的研究，是在我国房地产 业外商直接投资不断升温的背景下进行的。文章首先介绍了 FDI 和房地产市场的相 关概念，对一般理论进行了总结；其次，介绍我国房地产市场的基本状况和我国房 地产业 FDI 的发展阶段，对我国房地产市场 FDI 的宏观统计数据进行分析，并在定 性分析的基础上从房地产投资、房地产销售额、房地产价格三个方面运用相关性分 析方法研究外商直接投资（FDI）对我国房地产市场的影响；最后根据研究分析的结 果，作出总结并提出相关的政策建议。 关键词：FDI；房地产市场；相关性分析 I 华 中 科 技 大 学 硕 士 学 位 论 文 Abstract Since the reform and openness, foreign direct investment(FDI) floods in China,have promoted our country economic growth and upgraded the industrial structure optimization. Real estate industry is interrelated to people’s livelihoods, have stronger estate correlation degree, already becomes one of the cornerstone industries in fueling our country’s economic growth. The real estate market of China is booming since the monetization reform of housing in 1998, house price soaring and investment increasing rapidly. But various problems appear with the prosperity of the market, especially the house price problem. The research on the impacts of foreign direct investment to our country’s real estate market has become more and more concerned in the academe.So study the foreign direct investment’s effect in the real estate market have important theory significance and practice significance. The study on the impacts of foreign direct investment to real estate market of China is carried out under the background that foreign direct investment in the real eseate market of China continues to heat up. Firstly, introduce the foreign direct investment and the related concepts of the real estate market, and sum up fundamental theories;Secondly, introduce the basic conditions of Chinas real estate market and the development stage of foreign direct investment in Chinas real estate, analyse the macro sta
