摘 要 摘 要 物业管理的诞生是改革开放、经济发展的必然产物。我国首家物业管理企业——深 圳市物业管理公司成立于 1981 年 3 月 10 日。80 年代中后期，随着国内经济形势迅速发 展和房地产开发热的兴起，与房地产业关系密切的物业管理企业如雨后春笋般涌现。据 统计，全国物业管理的覆盖率整体偏低，物业管理的覆盖面只占物业总量的 30%，经济 发达城市仅为 50%，物业管理未来的市场空间巨大。 员工是物业管理公司的重要资源，直接影响到企业的运转和发展，但是人员的流失 却给物业管理公司带来了巨大的压力。如何对人员流失进行管理，如何预防人员流失成 为了物业管理公司人力资源管理的重要工作。本人曾在 ZK 物业管理公司从事人力资源 管理工作，对物业公司人员的流失感触很深，本文就依此为出发点进行研究。 本文通过有关书籍、期刊论文、学位论文以及案例的整理归纳，对企业人员流失的 相关理论及人力资源管理理论进行了回顾，在充分的理论知识基础上，查阅了 ZK 物业 管理公司的概况和发展历史，详细了解了公司的规模，项目管理、人员配备情况及人员 离职情况等信息，结合理论知识和具体数据，分析造成人员流失的原因及危害，理论联 系实际，提出有针对性的管理策略。 希望通过本文，可以为物业管理公司人员流失提供一定的启示，对提高物业管理公 司人力资源管理水平起到一定的帮助作用。 主题词 物业管理 员工流失 员工保留 I Abstract Abstract The Property Management industry was the result of the economy development after China’s Reform and Opening-up. the first property management corporation—Shenzhen Property Management Co, Ltd was founded in Shenzhen on March 10, 1980. In middle late of 1980s, along with the rapid development of our nation and the real state industry, the property management sector is rising quickly. But, the property management has only covered 30 %of the total capacity of China’s real state, and the percentage is only 50% even in the developed city,. There is a huge potential market. Staff is an important resource of property management company, affect the enterprise operation and development directly, but staff losing bring the property management company intense pressure.
