Abstract With economic development and urbani zation process accelerated, the commodity house market is showing unprecedented prosperity in recent years. However, due to the fast development, excessive pursuit the economic benefit but ignored the coordination, the real estate industry has gradually deviated from its normal orbit. This not only against the real estate industrys long -term health growth, but also largely restricted the sustainable city development, resulting in a lack of city system integrity. Under the perspective of mutual contribution, the author applied system theory, analyzed real estate investment activities under the urban systems, completed a measure of commodity house investment scale and structural integration. This article based on the concept of sustainable development, to cognize the urban system and background. Through the subsystems analysis, it identified the causal relationship between system variables. According to this, construct the commodity house investment scale measure system dynamics model, and put surveyed data of Harbin into the established model to test the authenticity and validity. Moreover, combined with the status of commodity house market, it put forward the basic idea of investment optimization are appropriate scale and reasonable structure.
