Abstract With economic development and urbani zation process accelerated, the commodity house market is showing unprecedented prosperity in recent years. However, due to the fast development, excessive pursuit the economic benefit but ignored the coordination, the real estate industry has gradually deviated from its normal orbit. This not only against the real estate industrys long -term health growth, but also largely restricted the sustainable city development, resulting in a lack of city system integrity. Under the perspective of mutual contribution, the author applied system theory, analyzed real estate investment activities under the urban systems, completed a measure of commodity house investment scale and structural integration. This article based on the concept of sustainable development, to cognize the urban system and background. Through the subsystems analysis, it identified the causal relationship between system variables. According to this, construct the commodity house investment scale measure system dynamics model, and put surveyed data of Harbin into the established model to test the authenticity and validity. Moreover, combined with the status of commodity house market, it put forward the basic idea of investment optimization are appropriate scale and reasonable structure. Limited to urban development, the existing investment has not yet released the best usefulness. By the settle of investment efficiency and optimal structure, the article proposed the concept and calculation method of investment true scale. Moreover, the structural integration work principle, general procedures and points were put forward. This paper studied the existing research results, and drew on the economics, sociology, management and real estate profess ional disciplines related theory.
