摘要摘 摘要 摘 要 伴随着城市建设规模的扩大，建设工程的拆迁阶段成为建筑市场中的又一焦 点，拆迁行业日趋成熟的同时其运行模式暴露出许多薄弱环节。虽然拆迁工程中 存在的问题已经得到有关各方面的普遍关注，在理论和实践上进行了研究探索， 但是缺乏系统整理与分析，基于此，本文进行了较为系统的建设工程拆迁费用及 拆迁管理模式的研究。 本文首先阐述动拆迁工程的基本概念，分析动拆迁工程的性质特点、工作原 则以建立起拆迁工程的整体轮廓。进而对拆迁行业的管理体系进行了分析，提出 了建立了行政管理、法制管理、专业管理三位一体的管理体系。 其次，运用回归分析的统计方法，结合SPSS实用统计分析软件对所收集的 数据进行分析，找出了拆迁总成本的关键影响因素并提出相应的费用控制建议。 再次，在分析了动拆迁工程的性质特点、所处的环境状况等的基础上提出了组织 结构模式的优化以及合同管理方式的建议。 最后，本文对于拆迁工程的主要风险类型进行了阐述，从拆迁市场和拆迁工 程实施主体两个角度论述了风险的防范措施。 关键词：动拆迁费用、组织结构、合同管理、风险管理 AbstractAbstract Abstract Abstract With the expansion of the city construction．the removal works of the construction becomes one of the focuses in the construction market．As the rcmoval works becomes mature day by day,numerous problems about its running mode are also exposed．Although the problems existing in the removal works have aroused the common attention and much theoretical and practical research has been done，the systematical research and analysis are absent．Based on this，this thesis systematically analyses the removal costs and discusses the management model． Firstly,this thesis introduces the concepts，features and work principles to set up the outline of the removal works．Then，analyses the management system of the removal trade and brings forward a management system involving the administrative， juraly and specialized management． Secondl y’applied method ofRegression analysis，used the software ofthe SPSS， the paper finds the main influential factors that affect the removal cost，and put forward corresponding advice on cost contr01． Then，based on the analysis of removal works’features and the situation of the environment，the better organization structure and the proposal of the contracts management ale put forward． Finally,this thesis introduces the kinds of main risks that the removal works confront，and discusses the measums about risk management from the point of the view ofthe removal market and the oDerator body ofthe works． Keywords：removal cost，organization structure，contract management，risk
