This theory believes that the main factor to gain excess profits and keep competitive advantage for the enterprise is its internal resource rather than its external environment Essentially, its the competence of resource integration which is unsurpassable and incomparable. During the period of Eleventh Five-Year Plan”，the real estate enterprises of our country will be confronted with constant changes in main consumption group, relation between supply and demand and consumers demand. Additionally,She has to face the fierce competitions from the other domestic competitors as well as foreign investors abroad. In order to maintain long-term Competitive advantage and achieve leading position in the fierce competitions’ the essential and only way to survival and further development is to develop and improve the core competence of the real estate enterprises. This paper can be divided into five chapters. The first chapter points out the necessity and uigency for the study of core competence. The following chapter introduces some study information about the theory of core competence at home and abroad, discusses the jM^sent situation for the study of the core competence ttieory in China, and then puts forth a new idea —Informationalization plays an important part in the development of core competence for the real estate enterprises. The third chapter is the main ch^er. First, it introduces some basic concepts of the real estate enterprises and their core competence. Next, it analyzes the business process of the real estate enterprises through value-chain analysis, and competitive resource of the real estate enterprises.
