A房地产项目进度管理研究--项目管理专业 北京理 工大 学硕 士学 位论 文 摘 要 随着我国经济的持续、 健康发展, 房地 产业已 成为国民经济的一个重要组成部分, 中国现已正式加入世界贸易组织 (WTO) , 国际房地产企业集团必将会进入中国房地产 市场, 而我国现有的多数房地产企业存在着管理差、 规模小、 抗风险 能力低、 缺乏竞 争力等劣势, 项目管理的理论、 方法在房地产行业的实施、 应用为房地产开发商在市 场日趋激烈的竞争中稳定、健康发展奠定了良好的基础,起到了关键性的作用。 对于商业地产企业来说,住宅小区项目的进度决定了项目完成所需的成本预算、 资源配置、 工程质量等一系列问题, 是体现该房地产企业管理水平的关键问题, 在项 目管理中占有至关重要的低位。 而住 宅小区项 目进度控制, 更是有效解决房地产市场 需求导向与房地产企业投资收益的实现之间矛盾的主要举措。 结合现代房地产企业的实际情况, 本文对开发项目的计划和控制管理进行了研究 探讨, 给出了房地产开 发项目管理可操作的方法。 将项目管理方法应用于 A 公司的开 发实际,用以指导该项目的管理实践,取得了很好的效果。 本文对房地产公司的开发项目管理实践具有一定借鉴价值, 对建设工程项目管理 具有一定参考价值。 关 键词 :房地产;项目 进度计划 ; 项目进度控制 I 北京理 工大 学硕 士学 位论 文 Abstract The real estate trades have already become an important component of national economy with the continual and fast development of the macroeconomy of our country.China has already joined WTO formally,the international real estate enterprise group must enter the Chinese real estate market,and most existing real estate enterprises of our country are having many disadvantages,for example inferior management,the small planning,the ability is low to resist risk and lacking competition ability,etc.The implementation and application of theory and methods of the Project management in the real estate trade have established the good foundation,and Playde a key role for the real estate developer to develop in a healthy and steady way in the market of keen competitionFor commercial real estate enterprise,residential project schedule for the project finishied decision cost budget,resource allocation and engineering quality is a series of problems,such as the real estate company management level,the key problems in project management occupies important position.And residential project schedule control,effectively solve the real estate market demand orientation and real estate enterprise investment gains of the contradiction between the main measuresCombining modern enterprises of the actual situation,the project planning and control manage
