人民币升值对房地产影响分析
摘 要
房地产经济的迅猛发展是促进中国经济快速增长的原因之一,而对于房地产公司来讲,发展的最大瓶颈就是资金的来源不足。因为随着房地产经济的发展,土地的价格越来越高,所以在楼盘开盘之前,是需要大量资金的。2005年下半年,人民币的升值使得国际市场的大量游资涌入了中国,涌入了需要资金量最多的房地产行业。这无疑给房地产企业带来丰厚的资金,但这并不意味着房地产企业就会从中获益。
本文首先分析了房地产的影响因素和人民币的升值压力,在此基础上,参考经典模型,从人民币升值对房地产价格的影响、对房地产投资预期回报率的影响和对房地产投资市场的影响三个方面,比较全面地分析了人民币升值对房地产的市场的影响。最后,本文提出了一些缓解人民币进一步升值压力和防止房地产行业出现泡沫经济的措施。本文是针对我国当前人民币升值条件下,对其对房地产业产生的影响进行了深入分析,有一定的参考价值。

Abstract
The real estate economy swift and violent development promotes one of Chinese economy fast growth reasons, but says regarding the real estate company, the development biggest bottleneck is the fund origin insufficiency. Because of along with the real estate economy development, the land price is more and more high, therefore in front of estate opening price, is the capital intensives. In 2005 the second half year, the RMB revaluation caused the international market the massive floating capitals to inrush China, these has needed the funds most real estate profession. This gives the real estate enterprise to bring the rich fund without doubt, but this did not mean the real estate enterprise can obtain benefits.
This article has first analyzed the real estate influence factor and the RMB revaluation pressure, in this foundation, the reference classical picture, from the RMB revaluation to the real estate price influence, to the real estate investment anticipated rate of return influence and to the real estate investment market influence three aspects, compared with has analyzed the RMB revaluation comprehensively to the real estate market influence. Finally, this article proposed some alleviation RMB further revalues the pressure and prevented the real estate profession appears the bubble economy the measure. This article is aims at under our country current RMB evaluation condition, the influence which produced to the real estate industry has carried on the thorough analysis to it, had certain reference value.
