安徽工商管理学院MBA论文：房地产项目管理模式研究与应用 第 PAGE 56页 共 NUMPAGES 59页 安徽工商管理学院MBA毕业论文 房地产项目管理模式研究与应用 姓 名: 夏 新 发 学 号: 07C27 导 师：周伟良教授 安徽工商管理学院 二零一一年八月 中 文 摘 要 项目管理已广泛应用于各行业。在房地产行业，项目管理正逐渐成为保障产品品质、取得经济效益的重要手段，越来越多的房地产企业开始认识到房地产项目管理对于房地产开发企业来说至关重要。而现在项目管理模式很多，房地产行业具有其他行业不同的特点，根据房地产行业特点，选择的房地产项目管理模式恰当与否与项目建设目标能否实现、项目建成后的运行能否取得既定的社会效益和经济效益直接相关。因此，了解并选择恰当的房地产项目管理模式意义重大。 本文首先将介绍房地产项目管理理论的一般知识，着重介绍常用的房地产项目管理模式，对其特点和优劣势进行比对分析，并论述我国房地产项目管理现状及存在的问题。在探讨房地产项目管理控制模式的构建时将着重介绍房地产项目管理团队的建设，并指出项目经理部的高效性和学习能力对于整个项目管理的重要性。对于房地产项目现场管理问题，本文将通过进度控制、质量控制、成本控制和安全控制四个要素进行论述。最后着重介绍和论述房地产项目后评价，指出房地产项目后评价对整个项目管理的重要性。 同时，本文将结合安徽德胜置业有限公司“德胜·中央城”项目，对房地产企业现行项目管理模式进行分析，针对房地产项目具体实行过程中出现的一些问题进行剖析，探寻房地产企业怎样采取有效的项目管理模式，对于完善房地产行业的项目管理具有一定的借鉴意义。 针对房地产行业项目管理存在的问题，本文最后将提出以房地产开发公司为主导的项目管理模式，其核心是团队建设，对原有传统管理模式进行的升级和创新。 【关 键 词】房地产，项目管理模式 【论文类型】项目管理 Abstract Project management has been widely used in various industries. In the real estate industry, project management is becoming a security product quality, an important means to achieve economic benefits, more and more real estate companies began to realize that the real estate project management is critical for real estate development enterprises. Now a lot of project management, real estate industry has different characteristics in other industries, according to the real estate industry characteristics, choose the right real estate project management or project objectives can be achieved with the project after the completion of the operation can achieve the established directly related to social and economic benefits.
