随着我国土地使川制度、住房制度以及其他相关领域的经济体制改革的不断深入 和完善,房地产估价的作用越來越大,房地产估价方法的研究将越來越垂要。
本文主要对房地产估价的三种方法山场比较法、成木法、收益法进行了比较详细 的阐述和分析,并分别在这儿种估价方法屮引入数学模型,以定量的方法來确定房地 产估价。
首先,木文在介绍国内外房地产估价研究现状的基础上,提出估价方法在目前应 用中存在的难点和问题;接着概述资产评估的基本概念;然后是房地产估价方法的阐 述和分析,在市场比佼法中首先介绍了各因索的修]E,分析了应用市场比较法估价的 难点;在收益法中首先介绍了纯收益、资本化率和收益年限的确定,接着分析了运营 费用的合理构成;在成木法屮冇■先介绍了房地产价格构成,分析了建筑物折旧的分类 和求取方法,最后根据其中比较常用的市场比较法,结合实际的案例进行房地产估价, 从而达到了对该方法的实际验证,并做出了该房地产估价的案例报告。

As our country land use system, the housing system as well as all the correlation domains economic restructuring is unceasingly deepingand is perfected, the real estate estimate pay more and more function, the real estate estimate research will be more and more important.
This article will elaborated the parameter determination of the market comparison method, the income law and the cost law in detail and Proposed some new ideas about that, and will separately introduce the mathematical model in these estimate method, and definite real estate estimate quota method.
First , in the base of the research of the domestic and foreign real estate estimate present situation,this article proposes the difficulty and question of estimate method in the application at present; Then outlines the basic concept of the real estate estimate; the article introduces the various factors revision of the market comparison method, analyzes the difficulty of the market comparison method in application, proposes the application of the set ? air analysis in the estimate, and has confirmed the analysis superiority of the set-pair analysis through the example; in the income method firstly introduces the determination of net income and capitalization rate and fixed number of year of income, then analyses the reasonable operating costs; first of all introduces the real estate prices in cost method, analyzes the classification of building depreciation and calculating methods, finally according to the market that are
