中国房地产业健康发展问题及对策研究 ——以上海为例 摘 要 房地产是我国的支柱产业,但居高不下的房价对居民生活和经济发展都产生了一定的影响,近期房价过高已成为人们关注的一个热点话题。随着城市化及房地产市场的持续快速发展,我国住房供求失衡,出现了区域性投机购房过热现象,房价涨幅远超居民收入增幅。尤其是近几年,部分城市房价连续快速飙升,“房价高、住房难”成为最大的民生问题和社会问题。在连续几年的全国“两会”上,住房问题都是社会关注度最高的民生热点之一。从和谐社会与可持续发展的角度看,住房已成为社会矛盾激化、各方利益冲突的焦点问题。本文针对上海目前的房价现状,分析了房价过高的原因,并将其对房地产的协调健康发展、社会的稳定、金融的稳定运行、经济结构的调整、居民收入差距等方面的影响进行了论述,提出了有关抑制房价的方法和对策。 关键字:房地产, 问题,对策 The research of China Real Estate healthy development ——The Case of Shanghai Abstract The real estate is a pillar industry in China, but the high prices of living and economic development have produced a certain effect, the recent high prices have become a hot topic of attention. With the sustained and rapid development of urbanization and the real estate market, housing supply and demand imbalance in China, there have been overheating of regional speculative buyers, housing prices rose far more than the increase in income. In recent years, prices in some cities in quick succession soaring high prices, difficult housing has become the largest livelihood issues and social issues. Consecutive years, two sessions, the housing problems of the community the highest attention to peoples livelihood, one of the hotspots. From the perspective of a harmonious society and sustainable development, housing has become the focus of social conflicts, parties to a conflict of interest. In this paper, the current price situation in Shanghai, has analyzed the cause of the high prices, and coordinated and healthy development of real estate, social stability, the stable operation of the financial, economic restructuring, income gaps discusses the proposed methods and countermeasures to curb housing prices.
