摘要

随着中国建设的不断发展，工程的施工和施工工艺日趋复杂，施工难度不断加大，施工周期延长，施工工艺的可变性也随之增大。这就使得工程项目的合同具有不确定性、不确定性，从而使工程项目中的工程变更成为必然。长期以来，我国在建设项目的前期工作中，往往忽略了对前期工作的关注，没有做好充分的准备，从而在前期和后期出现了很多的变化，从而严重地影响到了工程的造价和进度。

根据长春万科新都会项目的整个工程变化，从保温涂料、栏杆百叶等设计类型的变化进行分析，得出在设计初期要尽量完善工程设计图纸，从多个角度进行考量。在设计过程中尽量避免不必要的变化；从园林景观、装修阶段等建筑类型的变化进行分析，得出要制订专业的施工标准，并对施工人员的专业技术进行考核，对工地的安全进行全方位的管理。最后，本文还根据长春万科新城项目的实际情况，以及具体的变化细节，给出了一些理论上的意见，对研究工程变更对项目成本的影响也有一定的借鉴作用。

ABSTRACT

WiththecontinuousdevelopmentofChinasconstruction,theconstructionandconstructiontechnologyoftheprojectisbecomingincreasinglycomplex,theconstructiondifficultyisincreasing,theconstructionperiodisextended,andthevariabilityoftheconstructiontechnologyisalsoincreasing.Thismakesthecontractoftheprojectuncertain,uncertain,sothattheengineeringchangeintheprojectbecomesinevitable.Foralongtime,intheearlyworkofconstructionprojectsinChina,oftenignoretheattentiontotheearlywork,didnotmakefullpreparation,sotherearealotofchangesintheearlyandlate,whichseriouslyaffectedthecostandprogressoftheproject.
