某综合体建筑工程造价风险分析与控制研究

【摘 要】结合某城市核心区综合体建筑工程的实施情况，围绕工程造价偏差的形成过程，对决策、设计、施工及结算阶段的主要风

险因素进行梳理，并构建相应的分级控制思路。基于项目预算与过程管理资料，对设计变更、材料价格波动及施工组织调整等关键

风险开展量化评价，并通过不同管理情景下的对比分析，考察控制措施对造价偏差的约束效果。结果表明，将造价控制前移至设计

阶段并辅以全过程动态跟踪，可有效抑制偏差累积，提升综合体工程投资控制的稳定性。

【Abstract】Basedontheimplementationofacoreareacomplexbuildingprojectinacertaincity,thispapersortsoutthemainrisk

factorsinthedecision-making,design,constructionandsettlementstagesaroundtheformationprocessofprojectcostdeviation,and

constructsacorrespondinghierarchicalcontrolidea.Basedontheprojectbudgetandprocessmanagementdata,aquantitativeevaluation

ofkeyriskssuchasdesignchanges,materialpricefluctuationsandconstructionorganizationadjustmentsiscarriedout,andtheconstraint

effectofcontrolmeasuresoncostdeviationisexaminedthroughcomparativeanalysisunderdifferentmanagementscenarios.Theresults

showthatmovingcostcontrolforwardtothedesignstageandsupplementingitwithdynamictrackingthroughouttheprocesscan

effectivelysuppresstheaccumulationofdeviationsandimprovethestabilityofinvestmentcontrolincomplexbuildingprojects.
