房地产信用缺失与市场发展相关性实证研究 摘 要 房地产业作为我国国民经济的支柱产业之一,在国民经济中占有特殊重要 的地位。随着我国房地产业的快速发展和住房制度的不断推进和完善,居民住 房消费得到有效启动,房地产市场日趋活跃。同时,房地产是目前中国经济内 需增长的核心动力,其漫长的投资链条和巨大的财富效应,对投资和需求都将 产生举足轻重的影响。 在我国经济体制转型时期的特定阶段,房地产市场的发育尚不完善,房地 产法律体系尚不健全,不少房地产开发企业为了追求短期的经济利益而无视社 会商业道德和商业伦理的基本要求,损人利已,不择手段地敛财致富,从而走 入缺信经营、甚至违法经营的误区。部分房地产企业无视诚信的价值,在生产 经营过程中,用虚假广告和不实信息误导政府部门和购房者,不按合同约定办 事。 房地产市场信用缺失混乱危害不小,不仅干扰了房地产经济的正常健康发 展,更使老百姓蒙受损失。这些问题存在多年,在近年房地产市场的快速发展 中暴露得更加充分。 本文就是基于以上背景,主要研究房地产市场发展同信用缺失之间的关系, 提出房地产企业信用缺失对房地产市场发展的影响,并运用灰色相关分析的原 理,研究房地产市场秩序同信用缺失之间的相关关系,得出结论:良好的信用 与房地产经济增长呈正相关关系,可促进房地产经济增长和可持续发展;反之, 信用缺失则会延缓房地产经济的发展,从而导致房地产秩序的健康发展。为此, 房地产市场要想保持其经济增长和秩序良好,根本动力在于建立完善、健康的 房地产市场信用体系。关键词: 房地产 市场信用 灰色关联 4 房地产信用缺失与市场发展相关性实证研究 Abstract The real estate industry took one of our country national economy pillar industries, holds the special important status in the national economy.
