By analyzing the impact factors influencing commercial housing priceit is available for the government to carry out land planningfor the developers to make investment and development decisionsand for the residents to make reasonable decisions to buy houses. This paper concluded the main micro factors which could affect the commercial housing price and analyzed their composing background. Taking Guilin city as an examplethe principal component analysis method and the multiple linear regression analysis method were adopted for an empirical analysis. This paper used the principal component analysis method to filter the main elements influencing the commercial housing price and then made a regression analysis on the selected elements to confirm the dominating micro factors influencing urban commerc
